1. Our Atmosphere: friendly, relaxing, home-like surroundings for you to spend your leisure time in a comfortable setting.

2. All guest room rates of $75.00 are based on double occupancy and are for one (1) night only. Hotel Tax, Sales Tax or Gratuities are not included in quoted rates.

3. Included in our rate is a home baked breakfast, served in the Morning or Dining Room, and afternoon refreshments, which during warmer months, are served on the front porch. Additional catering and food services are available and will be quoted in separate pricing.

4. Our four Inn guest rooms are for double occupancy but children may be accommodated for an additional cost/night/child.

5. The Maple Suite can accommodate up to seven guests. The Walnut Suite can accommodate up to six guests. The starting rate is $125.00 per night for double occupancy. Additional guests are $10 each.

6. A 50% deposit is required to make a reservation, with the balance due at arrival. We accept all major credit cards, traveler's cheques and cash.

7. Cancellations and rescheduling must be made one month prior to your scheduled arrival during our High Season.
|

8. There is no refund if a reservation is cancelled less than one month prior to arrival during our High Season unless the room is rented again. If the room is rented, your refund will be less 10% of the total room rate.

9. We are open all year round (unless we decide to take a day off and we'll get back to you in 24 hours.) Please call for seasonal packages and special long term rates. Transportation arrangements for Bradford Airport can be made for air travelers. Please inquire.

10. We reserve the right to change your room to an equal or better room without notification.
|

11. The Common Rooms on the first floor of the Inn are for your use and enjoyment. Please feel free to use these areas at any time. A refrigerator is available in the Morning Breakfast Room.

12. Preferred Check In time is after 2PM but we are flexible. Please let us know if your arrival time is different than you state as we are waiting for you at that time. Late night arrivals may be accommodated by prior notification.

13. Preferred Check Out time is by 11 AM to allow us to prepare for the new guest arrivals.
|
|
14. We are a Smoke Free Inn. Smoking is allowed outdoors only, on our covered porches, and you will be charged $150 for special cleaning if this policy is violated.
|
|
15. We have a family cat on premise in the B&B. Well behaved visiting pets are allowed. There is an additional charge of $10 per night per pet. A Companion Welcome Bag will be given at check-in.
